Renovators:

The Historic Preservation Society of Durham (HPSD) has recently obtained a short-term option to sell a great house on Edward Street!!!  We have until June 1st to find a buyer for this unique property in Old North Durham.  Please help us spread the word, as this is an opportunity that we just don't want to let slip by us.

This is a great house that was built sometime in the 1920s or 1930s.  It is a Craftsman-style bungalow.  The house has been a rental since the 1960s, but there have only two tenants during that time (we knew both tenants).  Prior to the last sale of this house, the house was occupied by the Upchurch family.  Ruth Upchurch still attends Calvary United Methodist Church and remembers stealing pies with some of the daughters of the woman who owned our house (evidently Mrs. Fowler was an excellent baker who made the mistake of putting her pies on the windowsill to cool off).  Ruth's father was a Durham police officer, and her husband was a grocer in Little Five Points before being killed in the war.

I am not sure of the specific specs of the house.  These should be up on the HPSD web site soon (www.preservationdurham.org).  I've attached a photo to this e-mail.  From looking around, the house seems to be about 1,600 SF in size with two or possibly three bedrooms (depending on how many public rooms you want) and one bath.  There is a great front porch and a sun room in the back.  The roof is new (i.e., put on last year).  The ceilings have been dropped, but that is easy to rectify.  It is entirely livable while renovations are being made.  The kitchen is an amazing example of what one would have looked like during the period the house was built!!!  Since the property is being offered through the Endangered Properties Fund, there will be historic covenants placed on the house.

A VERY nice feature about this property is that there is over a third of an acre of land.  This size of property so near to downtown doesn't come around very often.  This is a real gardener's delight...a blank palette for someone to have alot of fun with.

Finally, Edward Street is off of the beaten path.  It is very quiet, and we have a close knit group of neighbors who are long term residents and active in the neighborhood.  Don't you want to come and join us!?!?

Asking price is $96,000.
